It's TayNew Magic

I always write my reviews with parting positive , negative points but there is no negative thing so I have to write my review in a paragraph . I have seen Tay and Newwie's acting before so I am not surprised right now . There are no words to describe how outstanding this drama is . Although this is not a BL but you don't need romance if there is Tay and Newwiee . Every scenes of this drama is chaotic , funny and awesome . If you are feeling bore then must watch this series . The cinematography , music ., visuals , story and the side characters are just perfect . And most likable thing is Tay and Newwie are doing different types of drama apart from BLs .

Overall a solid 10 /10 for me .

One of the best series of GMMTV !

This series just has everything in it. Horror, comedy, a bit of mystery, unexpected twists which keeps you guessing, emotional stories which will make you cry & the main attraction TayNew. This isn't a romantic series of them but bromance has been there. At first I thought there would be 12 haunting cases which need to be solved (which could have been boring). But the makers really proved me wrong in a good way. This show handled many heavy topics nicely, so just go & watch it! Actually if you ask me, I'll say this is the best show of TayNew (Plotwise).

Scooby-Doo, where are you!?

I liked. I liked it a lot. Filled with high jinks both terrorizing and hilarious, Peaceful Property is the ultimate modern take on Ghostbusters.

What started as a small plot to exorcism turned into this grand adventure between this complete lovable group of friends! These ghost hunters is Everything! First of all, they're hilarious, with banter and quips that you can't get enough of. Second, they have their ups and downs that make it all seem so human! Third, their friendship is just so real and sincere! And fourth, they stick together, work together and ... I mean, they do their first spooky investigation together. I want to join!!! Fifth, this show hosts such a diverse cast of characters that is just so necessary and heartwarming to see! The characters are well-developed, and despite the whirlwind of events, it’s easy to get caught up in their stories.
What I loved most about this series was is the way it keeps you so engaged the entire time! Seriously, there's never a dull moment! Each episode is packed with action, suspense, and enough twists to make your head spin. There isn't ever a lull.

This was such a thrill from start to finish, like I couldn’t put it down!

This should be the standard

I generally don't write public reviews but frankly speaking this series is just too good and every drama enthusiast (both BL and not) should give it a try. With a mixture of horror, comedy, dramatic storylines and unpredictable plot twists, Peaceful Property is one of the best GMM productions, with great acting and writing, and overall solidifies Tay and New as one of their strongest actors. Both Mook and Jan were also incredible and I would love to see them work together in another series. With a plethora of underwhelming BL series produced by the same company, Peaceful Property honestly makes me think that GMM is just not that good at writing BLs, and they should put the same effort they put into making this series in all of their productions. Kudos.

Incredible from every aspect!

By far the best series GMMTV produced for 2024! Words aren't enough to describe how good it was. For starters, we are not talking about a bl, but a show that mainly revolves around the themes of family bonds and friendship. Each episode was unique and a rollercoaster of emotions, that you'd find yourself from laughing to crying in a matter of seconds. By investing on a cleverly written plot and well developed characters, this show never flops or gets boring.

What's more fascinating to watch is that aside from the main cast, who's acting is excellent and their characters so lovable with great chemistry and interactions, you also get to see cameos of many actors that manage to shine just in that small amount of time they are given, portraying very well thought and deep characters with their own past and motives and that's something that many other series struggle to give even to their main characters.

I highly recommend it to everyone! I feel it can touch anyone's heart one way or another, given the variety of stories it offers. Just check it out for yourself and you won't regret it!

TayNew is Back

Already Episode 1 the Chemistry is already there with TayNew, Even it’s not a BL Series it’s a Supernatural Horror Comedy/Bromance Series but in some way the Chemistry is still giving Me BL, Light BL I should say, TayNew is One of the Strongest On Screen Ships and Pairing in GMMTV, same goes to OffGun as well but OffGun they mostly were On Screen Couples in Every Series they been On Except for “I’m Tee, Me Too”, Both Pairs will be going on to their 9th Years Soon Working together and having that Friendship Bond, also Cementing the Four of them as The Strongest BL Ships and Pairing in GMMTV, This will be TayNew 7th Time Working together on a Series but this Time as a Pair of Bros/Friends, Episode One I already Love it, their Chemistry is just so Natural, it so Easy for them and also it shows Tay’s and New’s Acting Chops yet again, Especially Tay, this Time He is playing a more Nerdy and Scaredy Cat Role, very Refreshing to see, Both of them are just very Versatile Actors, I Love Me some TayNew

This series definitely has a heart.

Due to its genre, I never thought I would shed tears for this series. ? It has comedic value, It is scary and thrilling and filled with emotions.

Tay and New is very much commendable. As well as the supporting characters.

The story is very well thought. I had a hunch of the twist that will happen when I began watching, I was correct but I am very much satisfied how it went on.

Good choices of guests as well. Every episode surely gives you a surprise.

Overall, I will definitely recommend this series. ⭐️

"Wherever feels like home ... is home."

Having seen "Midnight University" and "Low Season", I was looking forward to a non-romance Thai-style horror comedy. Those other two titles managed to combine Thai silly humour with deeper themes of life to create something very unique.
And "Peaceful Property" did the same. I laughed, I cried, I was moved.

If we're being honest, each element of the story on its own follows a trope or two: The family backstories of two main characters, the individual ghost stories, the way the friend group meets, fights and makes up -- but then, how these are weaved together, with colourful threads of goofy humour, heart wrenching acting, consistent writing and solid editing, it's become a beautiful tapestry that tells us about family, home, (familial and romantic) love and loss. About how important it is to tell your loved ones that you love them before it is too late.

Maybe a note before I go into more detail: Thai humour, especially the silly sort you find in ghost comedies has a lot of screaming, running, is even bordering on slapstick situational comedy. If this is not to your taste, you might want to proceed with caution. If, on the other hand, you are easily scared -- this is not that sort of horror. The ghosts look mildly scary at first glance, but they are definitely not.

The writing is extremely consistent for a light comedy -- some elements and hints are shown early, and picked up in later episodes, the main villain is not quite clear from the beginning, the ghost's stories (which have only one episode to unfold and conclude) are able to build a connection with the viewers in a very short time, and ! the series remains interesting until the last minute. I'm usually bored by longer "and this is what happened after everything was resolved", which takes more than 20 minutes here, and I was not bored at all. I even paused at some points to read PangPang's live stream chat (I recommend to pay attention to the chat throughout the series, some comments are extremely funny!)
I would have liked to see a bit more criticism of the capitalist and classist society, Kan's background would make a good starting point for that. But to be honest, I did not expect it -- it's not generically part of the genre, and doesn't fit the core themes (home & family).

Without good acting, even a good script can't save a drama -- and I loved the acting here. Nobody was awkward and out of character, and within minutes of meeting a new character, I was able to connect with them.


The first episodes focus on a "ghost of the week" story while the relationship between our main characters develops in the background. It's not too on the nose, but also not too subtle how the "cases" relate to the group's story -- and some of them are picked up in the latter part of the series, which focuses on Kan's and Home's backgrounds.

The theme of "home" is both already in the name of one of the main characters ("Home") and in its title "บ้านหลอน On Sale" /baan long/, i.e. "Haunted House for Sale".
บ้าน /baan/ means both "house" (as in the building) as well as "home" (in the literal and metaphorical sense). ที่บ้าน /thii baan/ usually means "at home" but is also sometimes used for the people living "at home", i.e. the family.
If we look at the ghost stories with this in mind, they all not only take place in some sort of house, it's also always about family, about relationships between people -- some of them literally dream of owning a house.

Overall, this is one of the Thai series that can be watched by anyone. It's funny, it's heart-wrenching -- I sobbed in every episode, and often laughed just a minute later -- and it tells us to cherish the people who are ที่บ้าน, (at) home.

The true meaning of Home

Let me just preface this review by saying if you're here for the comedy, obviously you're in for a treat. And even if you aren't, you're in for a treat. The amount of levels in this show is actually astounding because I came from hilarity and chaos, but somehow ended up crying into a packet of tissues every episode. An incredible story, amazing characters, good character development, this show had it all!

Where do I even start then? The story? Brilliance. I absolutely love the dynamics of unconventional team coming together due to "circumstances", it's one of my favorite friendship tropes, and you put together four distinctly unique characters in a comedy - horror setting, and it's like you've already struck gold. This was one step ahead, adding emotion to the anthologies and gradually building up the backstories of the leads until it gets to the point where all of it just makes sense. All the plot twists, even the one I predicted, managed to surprise me because of how they were executed, rather than relying on just the simple shock factor. This is the kind of story that gets better and better every episode and when you're done with the finale all you can think is wow.

Now add to this incredible characters you can't help but love from the minute they're on screen. They need their character development but it says something about the writing when you're able to root for the leads even when they're supposed to be horrible people. Watching them grow into themselves and become good, interesting people was a highlight in a show where even the supporting characters were charismatic.

Like I mentioned, most of the series was on an episodic format, and the backstories of the leads were slowly revealed, but anthologies within a structured series can be hit and miss. Might be the first time they all hit just right for me. Each story was equally exciting and emotional on it's own, but getting to watch the leads get closer as a team and become actual friends by helping these people was the cherry on top.

Another thing I loved: the friendships, relationships, all of it. In the anthologies, with Home and his family, Peach and Pang Pang, the ghost hunting gang, and literally everyone with Pi Suradech. I could write an essay on how incredible Pi Suradech is but that's for another time. Just the way they all stood by each other through everything (which I mean, it's a spoiler, but they way they did even when..), it's one of my absolute favorite things to watch in a drama. Strangers becoming family.

And finally, how can I not talk about them? Tay and New. You can see how well they actually gel together because even in the scenes where they're supposed to be sworn enemies, it feels like they've been friends for years. Which actually played well into the story because Home and Peach are honestly soulmates and you can't convince me otherwise. Even the characters knew it!

This is an endless list of positives, and as much as I would like to say there's something negative, I don't think there is one. Maybe I'm biased but I just loved it so much, I even love the OST! And that's what I categorise as.. a perfect 10.

im glad i didnt ghost this show

there's not much im gonna say that would be helpful to a person looking to start this show or not. but I will say that it took me on a journey that i will always be grateful for. through the perspectives of people who still live amongst us in every form but physical, to how love and family, even platonic and found can be home. one of the best shows produced by GMMTV, and one of the best shows ive seen.
p'dome-the legend this man is, and the glamorous evil that resides in him- thank you for creating the glorious bliss this show is. i really really hope to see more of your work, to watch the twitter rambles (and the fires you set with evil laughter in the background).

TayNew DELIVERED

Peaceful Property was not a show I expected to like all that much if I'm being honest. Based on the trailer, it looked to be a monster of the week-style horror/comedy ghost hunting show, and I wasn't sure that the jokes would land all that well given the language barrier. However, this show was so much better than I expected!

Peach (Tay) and his sister Pangpang (Jan) are struggling to make ends meet after Peach lost his job as a chef due to a car accident that left him unable to work in the kitchen. Pangpang has been trying to make it as an influencer, which ends up working in their favor when Home (New) discovers their ghost hunting show. Ever since the accident, Peach has been able to see ghosts - which is exactly what Home needs after inheriting multiple haunted properties from his recently deceased grandfather. Home is trying to sell the properties asap, and needs Peach's help to exorcise the ghosts; Pangpang plans to film everything and start up their ghost hunting business. Peach and Home don't get off to a great start, but through working together on the exorcisms, they start to understand each other and bond more. However, it seems that there's a lot more hiding in the secrets of Home's rich family, and he has unknowingly dragged his new friends into a bigger mess than any of them could have expected.

While the show did start off very episodic, it perfectly transitioned into drama that spanned for longer. It managed to use the first few ghost hunting adventures to help flesh out the characters themselves, making the twists in their relationships and backstories more interesting and engaging. I love a found family, and that's exactly what this show delivered. If GMM wanted to, they easily could have made this a BL - Tay and New were absolutely wonderful in their arcs and the tension between them was excellent. Even though some of the twists were expected, the way they were done still left me surprised, and there were plenty of instances where I had no idea what was coming next. A really fun watch overall!

a lovely, heartfelt ghost-of-the-week with a weak through plot

I wasn't originally going to watch this show because it looked like a style of humor I don't really jive with (and it wasn't really), but I was convinced by the gifsets of exorcisms. The first seven episodes of this series are absolutely heartwrenching--I cried every single week and came back ready for more. Even if I wasn't a huge fan of the slightly obnoxious comedy aspects, I really felt that the individual hauntings were so beautifully well done it was beyond worth it. However, once we left the ghost-of-the-week format to chase Home and Peach's stories... the plot got muddled, less sharp, and less interesting. I enjoyed my time with these characters, but it ended on a bit of a whimper for me.

-The Full Review-

STORY:
This story was at it's absolute strongest when it was incisive and political. The early episodes delve into important failings in society in a sympathetic and earnest way that I found very moving. Particularly, Ciize, Foei, and ForceBook's hauntings have really stuck with me over the weeks (although I liked the other ghosts as well). There was a true sense of justice and purpose in these episodes that hasn't been present in a lot of dramas lately.
But, as I said above, I was very disappointed in the end of Home's story. Rather than truly delve into the issues unpacked in early episodes, Home's entire family got off easy. The societal evils of capitalism melted away into a pretty trite family drama that wrapped up quite easily. It felt the humor became more and more forced, when the show had been successfully trending to something much more emotional and resonant.

ACTING:
This is a tough one. In those most emotional moments? This show is spectacular. Tay and New have an undeniable chemistry that makes their arguments feel very natural and high-stakes. Likewise, the moments intended to show off this growing family feeling are all so, so lovely and warm. Mook and Jan blend into this chemistry perfectly and it truly does feel real.
On the flip side... some of the "comedy" is borderline unbearable. Shrill, whiny screams, performative deliveries, and egregious over-acting with no charm riddled the "lighthearted" moments and felt considerably more amateur than I KNOW these actors are capable of. Perhaps it was simply not my style, but I rarely laughed at this "comedy."

PRODUCTION:
This production was pretty fun for GMMTV this year. While it felt a tad bit over-produced, it was still enjoyable and fun. In particular, the wound/ghost makeup was genuinely exceptional. I put me perfectly on edge of a little uncomfortable, a little grossed out, a little awkward that helped nail that emotional impact.
That said, I think it's a little ironic how curated some of the scenic design was, given that this was supposed to be a story about finding out what Home mean. It was a bit too... clean, by the end. I missed the hominess of Peach and Pangpang's original apartment. I would like to see GMMTV directors/designers be a little bit more intentional and thoughtful about how the look of the show reflects the themes and messages.

A NOTE:
At risk of becoming the too woke friend, I do think this show crossed a line of queerbaiting for me. I want to be perfectly clear: this has nothing to do with Tay or New (who were always clear it was not a BL), shippers promoting the show, or even a preference for it being a BL. This is about certain tweets from the director and official account, as well as "Easter eggs" for "bl fans" in the script left a sour taste in my mouth.
If you want the attention and energy of queer audiences, you need to actually engage with queer storylines and characters. I don't want clever references or teasing jokes that fail to come to fruition. This half-in-half-out style feels slimy and exploitative--just tell the story you mean to tell, whichever that might be.

In all, I enjoyed this show but it definitely still makes my ever-growing list of 2024 dramas that failed to stick the landing.
